01Overview
Plots and Homes Along the Yamuna Expressway
YEIDA is the Yamuna Expressway Industrial Development Authority, the Uttar Pradesh authority that plans and develops the area along the Yamuna Expressway. It is a different authority from Noida and Greater Noida, so the allotment terms, building rules and charges for a YEIDA plot or project are its own.
Buying a home here usually means choosing between a residential plot you build on later and a flat or house in a project. Many sectors are still developing, so the questions that matter most are how soon you want to live there, what already exists around the property, and which documents prove the seller's right to sell.
This page lists the residential projects for sale in the YEIDA / Yamuna Expressway region from True Gain Realty's listings. A project is included only when its own address mentions the Yamuna Expressway, YEIDA or Jewar. Use the filters above to compare residential property in YEIDA by location, type, BHK, builder, status and RERA details.
02Residential Property Types
A plot gives you control over the house you build, but you take on the construction, its cost and its timeline. A flat or house in a project is built for you, so the project's progress and the developer's track record matter more. The types below are the ones in our current YEIDA residential listings.
03YEIDA Sectors
Two YEIDA sectors can be at very different stages: one may have occupied homes, roads and shops, while another is still being laid out. Compare sectors on what you can see and use today, and treat planned facilities as plans. Confirm the sector and the authority on the documents, because Noida, Greater Noida West and YEIDA all use numbered sectors.
04Why Consider YEIDA
Home buyers look at YEIDA for planned sectors, larger plot options than are often available in built-up areas, access along the Yamuna Expressway, and the Noida International Airport at Jewar, which began commercial flights in June 2026. For someone who works in the region or wants to build their own house, these can be good reasons to look here.
There are trade-offs too. In a sector that is still developing, everyday services may be some distance away for now, and a plot only becomes a home once you build on it. None of this guarantees a rise in value; decide based on how you will use the property.
05Prices & Budget Planning
Prices depend on the sector, the type of home, its size, the project or seller, and how far the sector and project have developed. We do not publish sector-wise rates or averages. Where a project's current price is in our listings it is shown on its card; otherwise ask us for the latest price.
Prices for the current YEIDA residential listings are shared on request. Bars fill in automatically when priced listings are added.
06Connectivity
The Yamuna Expressway starts in Greater Noida and runs towards Agra, and it is the main road through the YEIDA region. The Noida International Airport at Jewar, in Gautam Buddh Nagar district, began commercial flights on 15 June 2026; road access to it is mainly via the Yamuna Expressway.
Rail-based links to the airport, such as a metro extension from Greater Noida and the Ghaziabad–Jewar RRTS, have been reported as planned or proposed, not operational. For a home, test the journeys you will make every day: drive the route to your workplace and your children's school at the time you would travel, and check public transport from the specific sector.
Infrastructure plans and timelines change. Check official sources for the current status of road, rail, metro and airport projects before relying on them for a purchase decision.
07Purchase Checks
What applies depends on the property: an authority plot, a resale plot, or a flat in a registered project each come with different documents and conditions. In recent YEIDA residential plot schemes, for example, plots were allotted by draw on a 90-year lease, and each scheme brochure set its own terms. Use this checklist with a qualified legal adviser; it is a guide, not legal advice.
08Investment Considerations
Buying a home to live in and buying to hold as an investment call for different checks. If you will live there, the sector's facilities and your daily travel come first. If you are investing, think about how long you can hold the property and how easily you could sell it. No appreciation, rental income or resale is guaranteed.
09How to Choose
Write down your requirement first, then compare each shortlisted listing against it and note the questions to ask before you go further.
| Location | The sector, your daily routes, and what is already built around the property. |
|---|---|
| Budget | Total cost including charges, taxes and, for a plot, the cost of building. |
| Property type | Plot, flat or house, based on how much control you want and how soon you need to move in. |
| Size | Plot area or carpet area, and the number of rooms your household needs. |
| Intended use | Living in it, building for family, or holding as an investment. |
| Infrastructure | What is operational near the property now, kept separate from what is planned. |

11FAQs
Answers to common questions about buying a plot or home in the YEIDA region.
No residential projects for sale in YEIDA are listed on this page right now. A project appears here only when its own address mentions the Yamuna Expressway, YEIDA or Jewar. Call +91 98111 18200 for current options.
Home types for our current YEIDA listings are shared on request. Homes in the region can include residential plots, flats in group housing projects and villas, but only the types shown in the listings above are available through this page.
Compare like with like: plots by price per square metre or square yard for similar sizes and sectors, and flats on the same area basis (carpet or super area, as quoted). Then add stamp duty, registration and project or authority charges. For a plot, also budget for building the house.
Start with your daily travel, the schools, hospitals and markets you need, and how soon you want to move in. Then check how developed each sector is today. Confirm on the documents that the sector is a YEIDA sector: Noida, Greater Noida West and YEIDA all use numbered sectors.
Check whether it is an authority allotment or a private plot, the allotment letter and lease deed, the lease period and transfer conditions, any dues and transfer charges payable to YEIDA, the plot size and demarcation, the sector's development status, the building rules that apply, and the seller's right to sell. Take independent legal advice before paying.
For a group housing project that must be registered under RERA, search for it on the official UP-RERA website (up-rera.in) and match the promoter, project and address with your documents. For an authority plot, ask for the allotment and lease papers and confirm the details with YEIDA. A lawyer can review the title and agreement for you.
Open the project's details page from its card, then call +91 98111 18200 or message us on WhatsApp. Our team shares the current price, the units or plots available and the documents you need to review.
Look at the specific sector rather than the corridor as a whole: your actual travel route, what is already built and occupied nearby, which facilities are operational and which are only planned, the possession or development timeline, and how long you are prepared to wait if the area takes time to grow.
A plot is land: you decide the design and build the house yourself, so the total cost and the time before you can move in depend on construction. A ready-to-move flat or house can be occupied once the purchase is complete, but you buy the design, location in the project and amenities as they are.
