01Overview
Business Space Along the Yamuna Expressway
YEIDA is the Yamuna Expressway Industrial Development Authority, the Uttar Pradesh authority that plans and develops the area along the Yamuna Expressway. It is separate from the Noida and Greater Noida authorities, so a YEIDA sector has its own allotment terms, building rules and charges.
Much of the region is still being built, which matters more for a commercial purchase than for a home. A shop or office earns its value from the people who can reach it, so look at what is already occupied around a project today, not only at what is planned for the area.
This page lists the commercial projects for sale in the YEIDA / Yamuna Expressway region from True Gain Realty's listings. A project is included only when its own address mentions the Yamuna Expressway, YEIDA or Jewar. Use the filters above to compare commercial property in YEIDA by location, unit type, builder, status and RERA details.
02Commercial Property Types
In a developing region the type of unit decides how much you depend on the surrounding area filling up. A shop needs residents or workers nearby, an office needs staff who can commute to it, and industrial or warehousing space depends more on road access and permitted use than on footfall. The types below are the ones in our current YEIDA commercial sale listings.
03YEIDA Sectors
YEIDA sectors differ widely in how far they have developed. Some have occupied housing and working businesses around them, while others are still being planned or built. Compare sectors on what exists around the specific project today, and confirm the sector and authority on the documents: Noida, Greater Noida West and YEIDA all use numbered sectors.
04Why Consider YEIDA
Buyers look at YEIDA for its planned sectors, its position along the Yamuna Expressway and the Noida International Airport at Jewar, which began commercial flights in June 2026. A business owner may want premises in an area where land and units are still being allotted, while an investor may be willing to hold a property for longer while the area develops.
Weigh these against the practical side: in sectors that are still developing, there may be fewer customers and tenants today, and planned facilities can take years to arrive. None of these factors guarantees demand, rental income or a rise in value.
05Prices & Budget Planning
Prices in YEIDA depend on the sector and how developed it is, the unit type, the floor and frontage, and whether the project is complete or under construction. We do not publish sector-wise rates or averages. Where a project's current price is in our listings it is shown on its card; otherwise ask us for the latest price list.
Prices for the current commercial listings are shared on request. Bars fill in automatically when priced listings are added.
06Connectivity
The Yamuna Expressway starts in Greater Noida and runs towards Agra, and it is the main road through the YEIDA region. The Noida International Airport at Jewar, in Gautam Buddh Nagar district, began commercial flights on 15 June 2026; road access to it is mainly via the Yamuna Expressway.
Rail-based links to the airport, such as a metro extension from Greater Noida and the Ghaziabad–Jewar RRTS, have been reported as planned or proposed, not operational. Do not count on a planned line when you assess a property today. Sectors also differ in how close they are to an expressway interchange, so check the actual route customers, staff and deliveries will take to the specific project.
Infrastructure plans and timelines change. Check official sources for the current status of road, rail, metro and airport projects before relying on them for a purchase decision.
07Evaluate Before Buying
Go through the same checklist for every unit you shortlist. For legal and tax questions, take advice from a qualified professional; this checklist is a guide, not legal advice.
08Investment Considerations
In a region that is still developing, timing is the main risk for an investor: a unit can be ready before there are enough businesses and customers to occupy it. Look at the income and the risks together. No return, rental income, occupancy or appreciation is guaranteed.
09How to Choose
Write down your requirement first, then compare shortlisted listings against it point by point.
| Budget | Total cost including charges and taxes, and how you will pay or finance it. |
|---|---|
| Sector | Where your customers, staff or likely tenants are today, and the route they will take from the expressway. |
| Property type | Shop, office, showroom, warehouse or plot, based on how the space will be used. |
| Business requirements | Frontage, floor, ceiling height, power load, parking, signage and permitted use. |
| Area | Usable carpet area against the area the price is based on. |
| Documentation | Title, YEIDA allotment or lease terms, approvals, RERA registration where it applies, and the agreement. |

11FAQs
Answers to common questions about purchasing commercial property in the YEIDA region.
No commercial projects for sale in YEIDA are listed on this page right now. A project appears here only when its own address mentions the Yamuna Expressway, YEIDA or Jewar. Call +91 98111 18200 for current options.
Unit types for our current YEIDA commercial listings are shared on request. Commercial property in the region can include shops and retail units, office space, showrooms, commercial plots and industrial or warehousing space, but only the types shown in the listings above are available through this page.
Compare prices on the same area basis (carpet or super area, as quoted) and for units with a similar floor, frontage and position. Then add every other cost, such as location charges, parking, maintenance deposit, GST where it applies, stamp duty and registration, before comparing two options.
Use the Locality filter in the listing above or type the sector number in the search box. Check that the sector on the documents is a YEIDA sector: Noida, Greater Noida West and YEIDA all use numbered sectors, so the number alone does not tell you which authority the land falls under.
Check that the unit suits your business or investment plan, the title and ownership documents, the building plan approval and permitted use, RERA registration where it applies, the area definitions, maintenance and running costs, the possession and handover terms, and any restriction on use or transfer.
For a project that must be registered under RERA, search for it on the official UP-RERA website (up-rera.in) and match the promoter, project name and address with your documents. Ask the seller for the YEIDA allotment or lease documents and the approved plans, and take independent legal advice on the title and agreement before paying.
Open the project's details page from its card, then call +91 98111 18200 or message us on WhatsApp. Our team shares the current price, the units available and the documents you need to review.
Plan for stamp duty and registration, GST where it applies, location and parking charges, maintenance deposit and monthly maintenance, utility connections and power backup, interior fit-out, any transfer charges for a resale unit or plot, and loan processing costs if you take a loan.
Look at the specific sector rather than the corridor as a whole: how customers and staff will reach it, how much of the surrounding area is built and occupied today, which nearby facilities are already operational and which are still planned, and how long you can hold the property if demand takes time to develop.
